
Alaska Construction Lien Guide

Alaska mechanics lien law is governed by AS 34.35.050–34.35.120.
If you provide labor, materials, equipment, or professional services to improve real property in Alaska and are not paid, the statutes provide strong lien rights—but only if deadlines and service rules are strictly followed.
Alaska is a post-recording service state, meaning service of the lien is mandatory and time-sensitive.
Keep in mind that Alaska Mechanics Lien, Construction Lien and Claim of Lien can be used interchangeably.

⭐ Who Can File a Mechanics Lien in Alaska?
Alaska grants mechanics lien rights to:
General contractors
Subcontractors
Sub-subcontractors
Material suppliers
Equipment rental companies
Laborers
Architects, engineers, surveyors, and other design professionals
Lien rights apply to private construction projects.
⭐ Alaska Lien Deadlines (Critical)
LIEN IT OR LOSE IT!
All Alaska lien deadlines are calculated from the claimant’s last date of furnishing labor, materials, equipment, or professional services to the project.
Deadline #1 — File the Alaska Mechanics Lien
An Alaska mechanics lien must be recorded:
Within 120 days after the claimant last furnished labor, materials, or services
The lien is recorded in the Recording District where the property is located. Missing this deadline results in a complete loss of lien rights.
Deadline #2 — Serve the Alaska Mechanics Lien
After recording the lien, Alaska law requires service of the lien.
Service must be completed within 15 days after the lien is recorded
The recorded lien must be served on the property owner and any other party required by statute (such as the hiring party, if different).
Alaska permits service by personal service, or Certified mail (return receipt requested). The lien claimant should retain proof of service.
Failure to timely serve the lien can render it unenforceable, even if it was properly recorded.
Deadline #3 — Enforce the Alaska Mechanics Lien
To enforce the lien, the claimant must file a foreclosure lawsuit:
Within 6 months after the lien is recorded
If enforcement is not commenced within this period, the lien expires automatically.
