Step #1 — Prepare the Alaska Mechanics Lien
Record the Alaska Construction lien in the proper Recording District within 120 days of last furnishing of labor or materials.
An Alaska mechanics lien must include all of the following:
Claimant’s legal name and address
Property owner’s name
Name of the person who hired the claimant
Amount claimed as due and unpaid
Statement that the amount is due after allowing all credits and offsets
Description of the labor, materials, equipment, or professional services provided
Property description
Date the claimant last furnished labor, materials, or services
Verification (sworn statement)
Step #2 — Record the Alaska Construction Lien
Record the Alaska Construction lien in the proper Recording District within 120 days of last furnishing of labor or materials.
Step #3 — Serve the Alaska Construction Lien
In Alaska, a mechanics lien must be both recorded and served. After filing the Alaska lien, the claimant must serve the lien on the owner within 15 days after recording, using an approved method. Proof of service should be retained, as failure to properly serve the lien may affect enforceability.
Acceptable methods of service are:
Certified mail, return receipt requested
Personal service
You should retain proof of service.
Step 4 — Enforce the Alaska Mechanics Lien
If unpaid, you must enforce the Alaska Mechanics lien by filing a foreclosure lawsuit within 6 months of recording.
