Step 1 — Send the Idaho Preliminary Notice (If Required)
Serve the Notice of Claim of Lien Rights within 45 days of first furnishing. This notice requirement applies to subcontractors, suppliers, equipment rental companies, and design professionals who do not have a direct contract with the property owner.
You can serve the Idaho Preliminary Notice via Personal service or Certified mail, return receipt requested.
Step 2 — Prepare the Idaho Mechanics Lien
An Idaho Mechanics Lien must include the following:
Claimant’s legal name and address
Property owner’s name
Hiring party’s name
Legal property description
Description of labor, materials, equipment, or services provided
Amount claimed as unpaid
Date of last furnishing
Claimant’s signature and verification
