1. How long do I have to file an Arizona construction lien?

In Arizona, a mechanics lien must be recorded within 120 days after completion of the work, or within 60 days after a Notice of Completion is recorded, whichever occurs first. Missing this deadline permanently eliminates lien rights.

2. Do I need to send a Arizona Preliminary Notice before filing a lien?

Yes. Arizona requires a Preliminary 20-Day Notice on nearly all private construction projects. Failure to send this notice is one of the most common reasons liens are invalid.

3. Who can file a construction lien in Arizona?

General contractors, subcontractors, suppliers, equipment rental companies, laborers, restoration contractors, and licensed design professionals may file liens if they improve property and remain unpaid.

If you miss the lien recording deadline, your lien rights are permanently lost and cannot be restored.

Arizona mechanics liens are recorded with the County Recorderin the county where the property is located.

6. How long do I have to enforce an Arizona lien?

An Arizona mechanics lien must be enforced by filing a foreclosure lawsuit within six (6) months of recording the lien or it expires.

7. What information must be included in an Arizona construction lien form?

A valid Arizona lien must include the legal property description, property owner information, claimant information, the hiring party’s name, first and last furnishing dates, a description of the work or materials provided, the amount unpaid, and a signed verification. Missing required information can render the lien invalid.

8. Is there a dollar limit to filing an Arkansas construction lien?

No. Arizona does not impose a minimum or maximum lien amount. A lien may be filed for any unpaid balance owed.

9. Can more than one contractor file an Arkansas construction lien against the same property?

Yes. Multiple contractors and suppliers may file separate liens against the same property if each performed work and was not paid.

10. What should I do after the customer pays an Arizona construction lien?

If the customer pays you the full amount owed after you have recorded a lien, you have a legal obligation to formally clear the lien from the property records.


You must prepare and file an Arizona Discharge of Lien (or Release of Lien) with the same office where the original lien was recorded.
